The Gulf of Saint-Tropez, running from Les Issambres to Sainte-Maxime, Grimaud, Gassin and Saint-Tropez, is one of the most prestigious property markets in the Mediterranean. Driven principally by second homes, it serves wealthy French and international buyers looking above all for an asset, a way of life and an address that carries weight.
Property geography
The permanent population remains relatively small — around 3,600 residents in Saint-Tropez according to INSEE — but those figures do not convey the reality of the area, whose occupancy is largely carried by second homes. These account for 55.7% of the housing stock in Sainte-Maxime and 68.3% in Saint-Tropez, a measure of how residential, seasonal and asset-driven this market is. That exceptional concentration attracts buyers with very high purchasing power and gives the market an international dimension in which value is dictated more by scarcity than by local economic fundamentals.
As you move further into the Gulf, the market shifts from family villas towards prestige properties. Contemporary villas with clean lines, characterful Provençal bastides and exceptional estates with extensive grounds, pools, panoramic views or private sea access make up most of the upper-end supply between Les Issambres, Sainte-Maxime, Grimaud, Gassin and Saint-Tropez.
Sainte-Maxime sits at the hinge between the residential and the prestige market. Its permanent population sustains an active market for town-centre apartments, while the residential districts overlooking the Gulf concentrate a particularly sought-after supply of villas. That duality shows in prices, estimated to average €5,542 per square metre for an apartment against €7,594 for a house, confirming the premium attached to properties with land, a pool and a sea view.
In Saint-Tropez, the logic of the market changes entirely. A property's value depends above all on its address, its seclusion, its view, its proximity to the beaches and the port, and its exceptional character. Conventional criteria such as local income, rental yield or the employment market become secondary against scarcity of supply and international demand with deep pockets. With an average above €21,500 per square metre for houses, exceeding €43,000 for the most exclusive properties, Saint-Tropez stands as an ultra-prime asset market, comparable to the most sought-after destinations in Europe.
Deliberately discreet access
The Gulf of Saint-Tropez has good infrastructure while keeping access deliberately more discreet than the rest of the Riviera. The A8 motorway serves the area quickly as far as the Le Muy exit, after which journeys are made mainly on the RD 25, RD 559 and RD 98 departmental roads linking Les Issambres, Sainte-Maxime, Grimaud, Gassin and Saint-Tropez. That configuration preserves the peninsula's exclusive character, but it also brings heavy traffic in summer.
Sea links then become a genuine alternative, with regular shuttles connecting Saint-Raphaël, Sainte-Maxime, Les Issambres and Saint-Tropez, alongside numerous marinas that make travel by water straightforward.
Nice Côte d'Azur international airport, about an hour and a half away, remains the main gateway for international buyers, while the Gulf of Saint-Tropez airfield and Cannes-Mandelieu airport serve business aviation. The high-speed stations at Saint-Raphaël-Valescure and Les Arcs-Draguignan connect quickly to Paris, Lyon, Marseille and Nice, making the Gulf of Saint-Tropez an area that is at once protected, accessible and properly connected to the major European economic centres.
