in the central Var

The Cœur du Var area — which includes Le Cannet-des-Maures, Le Luc, Le Thoronet, Flassans-sur-Issole, Besse-sur-Issole and La Garde-Freinet — occupies a strategic position between the Mediterranean coast and inland Provence. It is an essentially residential market, sought after for its quality of life, its open countryside, prices more accessible than on the Riviera, and its proximity to the main employment centres.

Property geography

The Cœur du Var district has close to 47,000 residents, a population growing steadily as families, working households and retirees arrive in search of a better quality of life. Housing stock is dominated by the detached house, which accounts for nearly three quarters of homes, while apartments are concentrated mainly in Le Luc and Le Cannet-des-Maures. What comes to market is mostly villas with garden and pool, Provençal bastides, village houses, rural or wine-growing properties and, more occasionally, prestige estates.

The social and economic fabric is varied: working households, intermediate professions, tradespeople, shopkeepers, the self-employed and retirees, which makes for a lively, balanced area. That diversity sustains durable demand, both for owner-occupation and for buy-to-let.

The housing stock

This is above all a market of main residences, which represent more than 80% of the housing stock. The share of second homes stays limited in most communes, with the exception of La Garde-Freinet, whose proximity to the Gulf of Saint-Tropez attracts French and international buyers looking for characterful holiday homes.

The market is underpinned by constant demand from households leaving the Var coast or the Alpes-Maritimes for more generous floor areas and better value for money. Buyers are mainly looking for large plots, a quiet setting, an open outlook and quick access to the main routes. Good properties therefore continue to sell readily, particularly in Flassans-sur-Issole, Le Thoronet, Le Cannet-des-Maures and Le Luc, while La Garde-Freinet operates in a higher bracket influenced by the Gulf of Saint-Tropez market.

Besse-sur-Issole is valued for its Provençal character, arranged around its village, its lake and its woodland. Its market consists mainly of detached houses, villas with gardens, period properties and village houses, with a more limited supply of apartments. The commune attracts families and working households in particular, thanks to a school complex running from nursery to lower secondary. Besse-sur-Issole also enjoys a useful position close to Flassans-sur-Issole, Pignans and Brignoles, with relatively quick access to the A57 and A8 motorways.

A very accessible area

One of the central Var's main strengths is how well connected it is. The area is crossed by the RN7 and has quick access to the A8 and A57 motorways, putting Fréjus and Saint-Raphaël around thirty minutes away, Toulon about forty-five, and Aix-en-Provence, Nice and Marseille a little over an hour. It is served by the Le Luc–Le Cannet railway station, with regional services to Toulon, Les Arcs-Draguignan, Fréjus, Saint-Raphaël, Cannes, Antibes, Nice and Marseille, while the high-speed station at Les Arcs-Draguignan, some twenty minutes away, connects to the main French cities. The area is also within reach of Toulon-Hyères, Nice Côte d'Azur and Marseille-Provence airports, and of the regional Zou! coach network, which links the main towns of the department daily.

With its unspoilt setting, a market that remains accessible, a predominance of detached houses, good infrastructure and a central position between Provence and the Riviera, the central Var has established itself as one of the most attractive residential areas of the Var hinterland, offering a sought-after balance between quality of life, accessibility and potential for growth in value.
